The answer: Developers sold 296 new private homes in September 2026, excluding executive condominiums (ECs). That is up 93.5% from August's 153 and 16.1% from 255 in September 2025. Only 158 units were launched, so most buyers chose projects already on sale: Terra Hill (32 units) and The Sen (25) led. Developers also sold 23 EC units.
Published 16 October 2026. Figures are URA's monthly developer sales data, released on 15 October 2026, as reported by EdgeProp, Stacked Homes and 99.co. URA's own monthly table was not readable by our tools, so each headline figure below is matched across at least two of these outlets.

| September 2026 | August 2026 | September 2025 | |
|---|---|---|---|
| New private homes sold (excluding ECs) | 296 | 153 | 255 |

Sources: September 2026 from EdgeProp via Yahoo News and Stacked Homes, both 15 October 2026, quoting URA data. Earlier months from our developer sales series, which lists a source for every month.
On those figures, sales rose 93.5% month on month and 16.1% year on year. Launches rose 36.2% from August and were nearly eight times September 2025's 20 units, a month with almost no launches. EC sales rose 27.8% from August and 53.3% from a year earlier. None of the outlets reported a revision to August's 153 units, and the year-to-date total they quote (5,334, below) equals the January-to-August total of 5,038 reported last month, which uses URA's quarterly figures for January to June, plus September's 296.

Sources: Stacked Homes (ranking and unit counts), with Terra Hill, The Sen and Amberwood at Holland also reported by EdgeProp and Lentor Gardens Residences by 99.co. Medians are from Stacked Homes' table, which uses URA and Huttons data.
- Terra Hill had its best month since its February 2023 launch weekend (89 units), and its median was its lowest monthly figure since launch, according to 99.co. The developer had cut prices on nearly all remaining units by early September; see our Terra Hill review for the price list and discounts.
- Terra Hill and The Sen both sold below the RCR's September median for new non-landed homes, S$2,522 psf (99.co).
- Dunearn House added 10 sales after leading August with 18. Our Amberwood at Holland vs Dunearn House comparison covers both CCR launches.
What drove September's sales?
Amberwood at Holland was the only new condo launch. Sim Lian Group's 212-unit project in District 10 opened bookings on 26 September. URA's data shows 24 units sold in September, about 34% of the 70 units released in its first phase, at a median of S$3,021 psf. More than 60% of the units sold were 4- and 5-bedders (99.co, Huttons). Earlier reports, based on the developer's launch-weekend count, gave 23 units at an average of about S$3,019 psf.
The rest of the 158 launched units were landed or strata landed. 99.co breaks the launches down as 70 units at Amberwood at Holland, 65 landed homes at Luxus Hills and 23 strata-landed homes at Belgravia Ace.
Older projects did most of the selling. Seven of the ten best sellers above are condos that were already on sale before September. ERA chief executive Marcus Chu told EdgeProp that "attractive pricing may have been a key factor in the rebound in sales."
The Lunar Seventh Month ended on 10 September. 99.co notes it weighed on August sales and that developers held back launches during the period, so part of the jump is a rebound from a low base.
Landed sales were unusually high. Huttons Asia counts 19 landed homes sold by developers, the most in a month since April 2018. Luxus Hills sold 18 terrace houses.
Where were the homes sold: CCR, RCR or OCR?
| Region | September 2026 | August 2026 | Share of September |
|---|---|---|---|
| Rest of Central Region (RCR, city fringe) | 131 | 72 | 44.3% |
| Outside Central Region (OCR, suburbs) | 125 | 57 | 42.2% |
| Core Central Region (CCR, prime) | 40 | 24 | 13.5% |
| Total | 296 | 153 | 100% |
Source: 99.co, 15 October 2026; September shares also reported by Huttons and EdgeProp.
The RCR and OCR together took 256 units (86.5%). Amberwood at Holland's 24 sales made up more than half of the CCR's 40. The most expensive new home sold in September was a 2,088 sq ft unit at Skywaters Residences for S$11.48 million (EdgeProp, 99.co).
How did EC sales do?
Developers sold 23 EC units, up from 18 in August. Coastal Cabana sold 19 of them at a median of S$1,811 psf, its fourth month in a row as the top-selling EC. Rivelle Tampines sold two, and Altura and Otto Place one each (99.co, EdgeProp).
No new EC has launched since Rivelle Tampines in March 2026. 99.co, citing URA, puts unsold units across launched EC projects at 145 at the end of September; Stacked Homes gives 142. Our EC launches 2026–2027 guide covers the upcoming EC sites.
How does Q3 2026 compare, and what is the year to date?
- Q3 2026: July (731), August (153) and September (296) add up to 1,180 units, which 99.co calls the lowest quarterly total since Q3 2024. URA reported 1,160 for Q3 2024 in its quarterly release. URA's own Q3 2026 quarterly figure, due on 23 October 2026, can differ slightly from the sum of the monthly figures.
- January to September 2026: about 5,334 new private homes sold and about 4,790 units launched (EdgeProp, Stacked Homes, 99.co). URA's quarterly releases (Q1, Q2, Q3) give 7,875 units sold and 8,850 uncompleted units launched in January to September 2025, so sales fell about 32.3% and launches about 45.9% (our calculation). EdgeProp and 99.co report falls of 30.4% and 41.9% (from 8,247 launched units). Their 30.4% equals the drop from 7,669, the January-to-August 2025 total CBRE gave last month (EdgeProp), so it may compare nine months with eight.
Why are Lucerne Grand's sales not in these figures?
Lucerne Grand opened bookings on 3 October 2026, so its launch-weekend sales will appear in October's data, due from URA on 16 November (URA release calendar). CDL said it sold 350 of 570 units (61%) over 3–4 October (CDL); see our Lucerne Grand review.
Two more projects open in October: The Serra Residences (bookings from 16 October) and Thomson Reserve (preview from 17 October, launch on 31 October). All current launches, with dates and starting prices, are on our new launches tracker.
What does this mean for buyers?
- A 93.5% rise is off a very low base. August's 153 was the lowest monthly total since February 2024, which was also 153. September's 296 is still well below the 2026 monthly average to date, which is about 593 units (5,334 over nine months, our calculation).
- Price, not just novelty, moved units. The two best sellers were already on the market (Terra Hill since February 2023, The Sen since November 2025) and sold below the RCR's median psf. If you are comparing a new launch with an older project still selling, check recent caveats for both.
- October will look different. With Lucerne Grand, The Serra Residences and Thomson Reserve all opening bookings, October's figure will reflect a much heavier launch month.
