Our verdict: Lucerne Grand is directly linked to Lakeside MRT station, and its lowest starting price (S$2,251 psf, for a 3-bedder) is at or below what LakeGarden Residences and Sora units averaged in 2026. It suits own-stay families who value the MRT link, the ground-floor supermarket and Jurong Lake Gardens. Investors should note the high land price.

How much does Lucerne Grand cost?
CDL has released starting prices for each bedroom type. The price per square foot (psf) is the starting price divided by the unit size CDL quotes with it. For the 3-bedroom this is 883 sq ft; the smallest 3-bedroom layout is 872 sq ft.

The 3-bedroom has the lowest entry psf, which is unusual: in most launches the smallest units carry the highest psf. That makes the 3-bedders the relative value pick at the entry level. No full price list or average psf has been published yet; average prices usually end up above the "from" prices once higher floors and better stacks are included.

Lucerne Grand's entry psf of S$2,251 is about 1% to 4% above the since-launch averages at Sora and LakeGarden Residences, which include units sold at launch in 2023 and 2024. Against 2026 transactions (URA caveat data cited by PropNex), it is level with LakeGarden Residences and about 4% below Sora. It is also below J'den's launch average. At the entry level, buyers are not paying a clear premium for the direct MRT link and on-site supermarket, although the average price will be higher once the full price list is out.
Land cost and break-even: our estimate
CDL won the site with a bid of S$608M, or S$1,132 psf ppr (per square foot of permissible floor area), in a six-way tender. Its bid was 10.4% above the next highest, from Frasers Property and Mitsubishi Estate (URA, EdgeProp). PropNex's Wong Siew Ying said at the time that it would be one of the highest land rates for a residential GLS site in the Outside Central Region in recent years, behind only Bayshore Road and Clementi Avenue 1.
A developer's break-even is the land cost plus construction, financing, fees and taxes. We found no published analyst break-even for this site. As a reference point, DBS Research (Tabitha Foo, 28 October 2024) estimated a break-even of about S$2,100–2,200 psf for the Thomson View en bloc site in Upper Thomson, on a land cost it put at S$1,172 psf ppr (DBS); EdgeProp reported S$1,178 psf ppr for the same deal. DBS's figures imply about S$930–1,030 psf of non-land costs. Costs may have risen since then. Applying the same range to Lucerne Grand:

This is an SG Properties estimate, not a developer figure. Actual costs depend on construction tenders, financing and the saleable area achieved.
On this estimate, the starting psf of S$2,251–2,420 is roughly 4% to 17% above break-even. That margin is thin enough that deep discounts later in the sales cycle are unlikely, which is useful context if you are deciding whether to wait.
Location: what the MRT link and Jurong Lake District mean
- Lakeside MRT (EW26): CDL describes the project as directly linked to the station. Lakeside is two stops from the Jurong East interchange on the East-West Line.
- Jurong Region Line: LTA now expects Stage 1 to open around mid-2028 instead of end-2027, with interim shuttle buses from end-2027 (LTA). Stage 1 runs from Choa Chu Kang to Boon Lay, where it meets the East-West Line one stop west of Lakeside (LTA).
- Jurong Lake District: URA is developing the 410-hectare district as the largest business district outside the city centre, anchored by Jurong Lake Gardens (URA).
- Schools: Rulang Primary School is within 1 km, according to Stacked Homes; CDL also names it as nearby. We have not yet verified distances to other schools with OneMap, so we do not list them.
- Daily needs: the supermarket in Lucerne Galleria, Jurong West Market & Food Centre, and Jurong Point one stop away.
Risks to weigh
- Train noise. The elevated Lakeside MRT tracks run next to the site. Stacked Homes notes they are some distance from the residential blocks, but warns that noise cannot be judged until the project is built. Ask to see which stacks face the tracks before choosing a unit.
- Land price. The high land cost is reflected in prices, and leaves less room for later discounts.
- Nearby supply. The Lakeside Towers en bloc on Yuan Ching Road, if sold, could add about 395 units nearby (EdgeProp); its S$350M tender closes on 1 October 2026. Sora still had up to about 47% of units unsold as of September 2026, based on URA caveats.
- Completion date. CDL has not published a TOP date. If you plan to sell an HDB flat or time your move, confirm the expected TOP in the sales documents.
Who is Lucerne Grand for?
- Families upgrading from HDB in the west who want a new condo with an MRT link and a supermarket downstairs. The 3-bedders offer the lowest entry psf.
- Buyers who work in Jurong Gateway, the Jurong Innovation District or NTU, where the East-West Line and future Jurong Region Line cut commute times.
- Less suited to buyers chasing the lowest possible psf in the area (older resale condos nearby, such as The Lakefront Residences and Caspian, averaged about S$1,600–1,800 psf in 2026, per EdgeProp) or small-unit rental investors (there are no 1-bedders).
