Chuan Grove Residences launch date and price guide: Sing Holdings targets a launch by 1Q2027 for over 1,000 homes near Lorong Chuan MRT. Land S$1,355 psf ppr.

Our take: Chuan Grove is two adjoining government land sale sites off Lorong Chuan that Sing Holdings (65%) and Sunway (35%) are merging into one project of more than 1,000 homes, a five-minute walk from Lorong Chuan MRT. Land cost S$1,355 psf ppr. Sing Holdings targets a launch by 1Q2027. Prices, the official name and preview dates are not out.

Updated 27 September 2026. No prices, project name or preview dates have been released. "Chuan Grove Residences" is a working name used by agent websites (others use "One Chuan Grove"); the developers have not confirmed either. We will add the price list and our analysis here when the preview opens.

When is the Chuan Grove Residences launch date?

The developers have not announced preview or booking dates. The most recent official statement is from Sing Holdings, in its reply to shareholder questions on 16 April 2026: "The Group plans to launch the Chuan Grove project for sale by the first quarter of 2027."

The developer's statement is the latest and the only official one, so we use it. In February 2026 Sing Holdings also said construction was due to start in the second half of 2026 and that it would spend the next 12 months on "execution and launch preparation".

How much will Chuan Grove Residences cost?

No prices have been released. Sing Holdings says only that it is watching the market to set a pricing strategy and that it is targeting both own-stay buyers and investors.

Land cost. The joint venture paid S$1,327.51M for the two sites, which Sing Holdings puts at S$1,355 per sq ft of gross floor area (979,924 sq ft).

Sing Holdings also disclosed that the joint venture paid S$79.53M in buyer's stamp duty and S$66.38M in additional buyer's stamp duty that cannot be refunded. Adding those to the land price gives about S$1,504 psf ppr (our estimate: (S$1,327.51M + S$79.53M + S$66.38M) = S$1,473.42M ÷ 979,924 sq ft, using the figures in Sing Holdings' 16 April 2026 SGX response), before any construction or financing cost.

Analyst views. Two named analysts gave launch price views after the tenders:

Both quoted by EdgeProp. These are analyst estimates made more than a year ago, not developer prices.

On those figures, land and stamp duty alone (S$1,504 psf ppr, our estimate) would be about 54% to 58% of the selling price (S$1,504 ÷ S$2,800 and S$1,504 ÷ S$2,600; our calculation), which leaves less room for discounts than a cheaper site would.

What that could mean in dollars. The table below only shows the arithmetic. It is not a price list, and the unit sizes are round examples, not published layouts.

Chuan Grove vs Chuan Park

Chuan Park, Kingsford's en bloc redevelopment on Lorong Chuan, is the obvious benchmark: same road, same MRT station, similar scale.

What the differences mean:

  • Pricing. The analysts' range of S$2,600–2,800 psf is about 1% to 9% above Chuan Park's launch average of S$2,579 psf (our calculation). A launch well above that would put Chuan Grove in competition with any remaining Chuan Park units and resales.
  • Timing. Chuan Park was launched more than two years before Chuan Grove's target date. Huttons' Mark Yip told EdgeProp in September 2025 that he expected Chuan Park to sell out before the Chuan Grove launch.
  • Scale. At more than 1,000 homes (about 1,055 in the 2025 plan), Chuan Grove would be larger than Chuan Park (916), and it adds retail shops. Two large projects on one road need deep demand, although Chuan Park's take-up suggests that demand exists.

When Parcel 1 closed in July 2025, EdgeProp reported its S$1,376 psf ppr as the second-highest bid for an Outside Central Region site, after Bayshore Road's S$1,388. Chuan Grove's combined land rate is about 15% above Hougang Central's (S$1,355 ÷ S$1,179; our calculation), the other large District 19 site in the pipeline. Hougang Central is a mixed-use site and its rate covers all gross floor area, and land sold in different years is not directly comparable.

Location: Lorong Chuan MRT and nearby amenities

  • Lorong Chuan MRT (CC14): on the Circle Line. EdgeProp describes the sites as within a five-minute walk (and Parcel 1 as within 400 m). Bishan (North-South Line) is one stop away in one direction and Serangoon (North East Line) one stop away in the other.
  • Shopping: EdgeProp names NTP+, Bishan Junction 8 and Nex as nearby.
  • Schools: EdgeProp says several schools are nearby but does not name them, and we have not checked distances. Primary 1 priority depends on the home-school distance measured by OneMap, so check it with the OneMap school query before relying on it.

Risks to weigh

  1. Launch date has already moved. Analysts expected a 3Q or 4Q 2026 launch; the developer now says by 1Q2027. Plan around the developer's date, not agent-site dates.
  2. Land cost. At S$1,355 psf ppr (about S$1,504 including stamp duties, our estimate), the land is among the more expensive recent Outside Central Region sites. That limits room for a launch price close to Chuan Park's.
  3. Size. More than 1,000 homes is a lot to sell. Hougang Central (800+ homes), in the same district, is targeted for launch in 2H2027.
  4. Old analyst estimates. The two price views date from July and September 2025.
  5. Plans may change. The unit count, block count and storey heights come from 2025 reports and were subject to approvals. The developer's latest wording is only "over 1,000" units.
  6. Unofficial websites. Agent sites use both "Chuan Grove Residences" and "One Chuan Grove", and some paid articles present one of them as the official name. Neither Sing Holdings nor Sunway had confirmed a name on the date above.

Who might Chuan Grove suit?

  • Own-stay families in Serangoon, Bishan and Ang Mo Kio who want a new condo a short walk from a Circle Line station, one stop from both the North-South and North East Lines.
  • Buyers who liked Chuan Park but missed its launch, and are prepared to pay at or above its price for a later completion.
  • Less suited to buyers who need to move in soon (construction was only due to start in 2H2026), buyers looking for a cheap entry price, and short-term investors, given the size of the project.

Sing Holdings said on 16 April 2026 that it plans to launch the Chuan Grove project by the first quarter of 2027. Preview and booking dates have not been announced. Earlier 3Q or 4Q 2026 dates came from analysts and agent sites, not the developer.

What is the expected Chuan Grove Residences price psf?

Prices have not been released. After the land tenders, SRI's Mohan Sandrasegeran expected S$2,700–2,800 psf (July 2025) and PropNex's Wong Siew Ying about S$2,600 psf on average (September 2025). These are analyst estimates, not developer prices.
