- Applicants must be at least 21 years old.
- The EHG needs at least one buyer to have worked continuously for 12 months up to 2 months before the HFE letter application, and to be working when applying.
- Income is the average gross monthly income of all applicants and occupiers over the months worked in the 12 months ending 2 months before the HFE letter application.
- You must not own private residential property, or have disposed of one in the 30 months before the HFE letter application. First-timers must not have taken a housing subsidy before.
- Grants are credited to your CPF Ordinary Account and go towards the flat price or reduce the housing loan. All core members must live in the flat during the MOP.

How do the HDB grants work?
- Enhanced CPF Housing Grant (EHG): for first-timers buying a new or resale flat, tiered by average monthly household income. It is the only grant for first-timers buying a BTO or SBF flat. SC/SPR households get the same EHG as SC/SC households.
- CPF Housing Grant: resale flats only. S$80,000 (2- to 4-room) or S$50,000 (5-room or bigger) for SC/SC first-timer households, less for SC/SPR, with a S$16,000 income ceiling. Resale buyers must qualify for it before they can get the EHG.
- Proximity Housing Grant: resale flats only, to live with or within 4 km of parents or a child. No income ceiling, and second-timers qualify if they have not had it before.
- Step-Up CPF Housing Grant: S$15,000 for second-timer families moving up from a 2-room or public rental flat into an eligible 2- or 3-room flat, new or resale.
EHG amounts by income
Families are assessed on average gross monthly household income. Singles buying alone are assessed on their own income; a first-timer and second-timer couple get the singles amount on half their household income.

What this calculator does not cover
- The exact pro-rated EHG on a flat whose lease does not cover the youngest buyer to age 95. HDB does not publish the formula.
- Singles buying with parents or with a non-resident spouse, extended and multi-generation families, orphaned siblings, and the Top-Up Grant.
- The separate CPF Housing Grant for executive condominiums; see our CPF housing grants guide.

Frequently asked questions
How much HDB grant can I get for a BTO flat?
For first-timers, only the Enhanced CPF Housing Grant (EHG) applies to new flats from HDB. First-timer families get up to S$120,000 if their average monthly household income is S$1,500 or less, falling in steps to S$5,000 at S$9,000. Above S$9,000 there is no EHG. First-timer singles aged 35 and above get up to S$60,000, with an income ceiling of S$4,500. Second-timer families moving from a 2-room or rental flat into an eligible 2- or 3-room flat may get the S$15,000 Step-Up Grant instead.
What is the most a first-timer family can get for a resale flat?
S$230,000: an EHG of S$120,000, the CPF Housing Grant of S$80,000 for a 2- to 4-room flat (SC/SC household) and the Proximity Housing Grant of S$30,000 for living with parents or a child. That needs an income of S$1,500 or less. For singles the resale maximum is S$115,000, which includes the live-with PHG for a single buying with parents (a case this calculator does not cover).
Did the EHG income ceiling go up to S$16,000?
No. From 24 August 2026 the S$16,000 family ceiling applies to the resale CPF Housing Grant and to HDB loans, but the EHG ceiling is still S$9,000 for families and S$4,500 for singles. A couple earning S$15,000 can get the CPF Housing Grant on a resale flat but no EHG.
Why is my EHG lower for an older resale flat?
HDB pays the full EHG only if the flat's remaining lease covers the youngest core member (the applicants and any occupiers who enable the household to qualify) to age 95. Otherwise the EHG is pro-rated. HDB does not publish the pro-rating formula, so this calculator shows the full amount as a maximum and your HFE letter gives the actual figure. Every resale grant needs more than 20 years of lease left.
Can second-timers get any HDB grant?
Yes, two. The Proximity Housing Grant only requires that the household has not had it before, so second-timers buying a resale flat to live with or within 4 km of parents or a child can get S$30,000 or S$20,000. The Step-Up CPF Housing Grant of S$15,000 is for second-timer families moving from a 2-room flat or a public rental flat into an eligible 2- or 3-room flat, with household income up to S$8,000.
