How is buyer's stamp duty calculated in Singapore?
BSD on residential property is charged in tiers on the purchase price or market value, whichever is higher: 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1.5 million and 6% on the rest.
How much ABSD do I pay?
It depends on your profile and how many homes you will own. Singapore Citizens pay 0% on a first home, 20% on a second and 30% on a third or later; PRs pay 5%, 30% and 35%; foreigners pay 60%; entities pay 65%.
How much stamp duty is there on a S$1.5 million condo?
BSD is S$44,600. A Singapore Citizen buying a first home pays no ABSD, so the total is S$44,600. As a second home, ABSD at 20% adds S$300,000, for S$344,600.
When must stamp duty be paid?
Within 14 days of signing the document in Singapore, or 30 days after receiving it if it was signed overseas. Late payment can attract a penalty of up to four times the duty.
