Unsold Private Homes in Singapore: Latest URA Supply Data (Q2 2026)

Unsold private homes in Singapore fell to 15,810 units (incl. ECs) with planning approval at end-Q2 2026, URA data show, down from 20,435 a year earlier.

Singapore had 15,810 unsold private homes (including executive condominiums) with planning approval at the end of June 2026, according to URA. That is down from 17,032 in Q1 2026 and 20,435 a year earlier. Another 18,153 unsold units, including the second-half 2026 Government Land Sales sites, do not yet have planning approval.

How many unsold private homes are there in Singapore?

URA counts unsold units in projects that already have planning approval, and separately counts unsold units on sites that do not yet have it (mostly recently sold land parcels). As at the end of Q2 2026:

Adding the two unsold figures gives 33,963 unsold units in total (our sum of URA's figures). URA's own June 2026 estimate, made when it announced the 2H2026 land sales, was "around 32,000" units available for sale in the next two years or so.

Is unsold supply rising or falling?

Falling over the past year, but not in a straight line. Unsold stock rose in Q1 2026 before dropping again in Q2.

Over the year to June 2026, unsold stock with planning approval fell by 4,625 units, or 22.6%. Because projects enter this count only once they receive planning approval, it can rise in a quarter when new approvals outpace sales. That happened in Q1 2026: units in the pipeline with planning approval rose from 39,746 at end-2025 to 42,561 at end-March 2026, per URA.

Why has unsold stock come down?

URA's figures show developer launches falling each quarter since Q3 2025, and developers selling more new homes than they launched in each of the last three quarters:

In Q2 2026 no EC units were launched that quarter, and 175 EC units were sold. For 2025 as a whole, developers sold 10,815 new private homes (excluding ECs) and prices rose 3.3%, the smallest annual rise since 2020, according to URA.

How much more supply is coming?

A lot, but mostly after 2028. The Government has put 9,320 private homes on the 2026 GLS Confirmed List: 4,575 in the first half (including 635 EC units) and 4,745 in the second half (including 735 EC units). URA describes the 2026 total as more than 50% above the average annual Confirmed List supply of the past 10 years (URA, 3 June 2026; first-half figure from URA's 1H2026 GLS release).

Expected completions have also grown. In January 2026 URA reported about 56,700 private homes due to complete in coming years; by July 2026 that was about 60,600, of which about 34,700 are due from 2029 onwards.

What does lower unsold stock mean for prices?

Lower unsold stock gives developers less pressure to cut prices, but URA's data show no acceleration so far. The price index rose 0.5% in Q2 2026, slower than 0.9% in Q1, while non-landed prices fell 1.2% in the city fringe (RCR) and 0.1% in the suburbs (OCR), and rose 1.8% in the core central region (CCR). The vacancy rate of completed private homes edged up from 6.0% at end-2025 to 6.4% at end-June 2026.

In other words, a smaller unsold pool has coincided with slower, uneven price growth, while the larger GLS programme is building up supply for 2027 and later. How this plays out for a particular project depends on its location, launch price and the competing supply nearby.

When is the next update?

The next figures come with URA's 3rd Quarter 2026 statistics. URA's flash estimate in early October covers prices only; unsold-supply figures come with the full release, which in recent quarters has been published around the 24th of the month after quarter-end. We will update this page when it is out.

Is a lot of new supply coming? Yes. There are 9,320 private homes on the 2026 GLS Confirmed List, and URA expects about 60,600 private homes to complete in coming years, most of them from 2029.
